What is considered an urgent repair?

Urgent repairs are issues that pose a safety risk, cause significant damage, or make the property unsafe or uninhabitable. Examples include burst water pipes, gas leaks, electrical faults or power failure, flooding or major water leaks, blocked or broken toilets if it is the only toilet in the property, serious roof leaks, and faults with heating during cold weather. If you experience an urgent repair, please contact our office or the emergency maintenance contact immediately.

What is considered a non-urgent repair?

Non-urgent repairs are issues that do not pose an immediate safety risk but still require attention. Examples include dripping taps, minor appliance issues, loose door handles or cupboard fittings, small cracks or cosmetic issues, and slow draining sinks. These types of repairs should be submitted through Tapi and will be arranged as soon as possible.

How do I report maintenance?

Use the Report Maintenance page and submit the request through the maintenance form with as much detail as possible. Include photos where you can, because that helps our team and trades understand the issue faster. For urgent problems, read the urgent maintenance instructions first before submitting.

Do I need to create an account for Tapi?

Accepted Answer

No. In most cases you do not need to create an account. You can simply submit your request using the link provided by your property manager.

What is urgent maintenance and what should I do after hours?

Accepted Answer

Urgent maintenance usually includes issues affecting safety, security or essential services, such as serious leaks, major electrical faults, or a property that cannot be secured. If the problem happens after hours, follow the urgent maintenance guidance on our website first. If there is an immediate threat to safety, contact emergency services straight away.

How do I get updates on my maintenance request?

Once you submitted your request, we will have communicated to you via email. Search for “Tapi” in your email inbox and your job updates will appear.

How much notice do I need to give if I want to move out?

Accepted Answer

The notice you need to give will depend on your rental agreement and circumstances. Please contact our property team as early as possible before your intended move-out date so we can confirm the required notice period, explain the process and advise of any applicable fees.
