In Victoria, rental minimum standards are governed by the Residential Tenancies Act 1997 and set out in Schedule 4 of the Residential Tenancies Regulations 2021. Rental providers and agents must ensure that a property meets the applicable minimum standards when it is advertised or offered for rent and before a renter moves in.

The minimum standards cover 15 categories, including locks, heating, electrical safety, ventilation, mould and damp, windows, window coverings, bathrooms and kitchens. Re-define Real Estate will arrange a minimum standards inspection and provide the rental provider with a report identifying any items that may require attention. Where rectification work is required, we will discuss the appropriate next steps with the rental provider.

Under the amendments to the Residential Tenancies Act 1997, rental providers (landlords) are required to provide updated compliance certificates for electrical and gas appliances every two years. Additionally, annual smoke alarm inspections are mandatory.

If we find that the tenant is not properly caring for the property, we will issue a formal breach notice and conduct a follow-up inspection after 14 days to ensure compliance.

To support your cash flow and assist with mortgage repayments, Re-Define Real Estate guarantees to disburse your rental income within 48 hours of it clearing in our account. If requested, we can also manage and pay your outgoing expenses on your behalf. Please note, however, that public holidays and weekends may cause slight delays in the clearing of funds.
